RESERVATION TERMS:

The minimum stay duration varies from 5 to 7 days, depending on the season. Should you require alternative arrangements or have specific requests, please don't hesitate to reach out to us. We're committed to ensuring your satisfaction and will strive to accommodate your needs to the best of our ability.

Check-out time: 10:00h

Changes or cancellations to the reservation may incur penalties as per the cancellation policy.

RENTAL PRICE:

Rental prices vary depending on the season and include:

• Full access to the entire property and all its amenities

• Villa manager at your service 24/7

• Tourist tax

• Initial and final cleaning, with additional cleaning provided every 7 days

• Fresh linens weekly

• Towels

• Private parking at property (garage and outdoor parking)

• Free Wi-Fi

• Pool maintenance

PAYMENT POLICIES:

Payment Dynamics: To confirm your reservation, we require an initial non-refundable payment of 40% of the total booking amount at the time of reservation. The remaining 60% must be settled no later than 60 days before your scheduled arrival date. Until the initial payment is successfully processed, the reservation remains in pending status and is not considered confirmed. For reservations made less than 60 days before check-in, the total amount (100%) is due at the time of booking to secure your stay.

This payment structure ensures your reservation is confirmed well in advance, allowing you to plan your trip with peace of mind.

Payment Method: We offer a convenient payment option to ensure a seamless booking experience. You can settle your reservation using bank transfer/internet banking. Our secure payment method is designed to provide flexibility and peace of mind throughout the booking process. Upon confirming your booking, you will receive all the necessary payment details via email.

Security deposit: A deposit is necessary upon booking to confirm your reservation. This serves as a security deposit and will be refunded promptly following check-out, provided there are no damages or excessive cleaning necessary beyond normal wear and tear.

CANCELLATION POLICY:

We understand that plans can change, and we strive to accommodate our guests to the best of our ability. Here's our cancellation policy:

A non-refundable deposit of 40% of the total reservation amount is required upon confirmation.

The remaining 60% must be paid no later than 60 days before arrival.

If the guest cancels the reservation up to 30 days before the scheduled arrival date, 50% of the remaining 60% will be refunded.

Cancellations made less than 30 days prior to arrival are non-refundable.

In the event of a cancellation by the host, all amounts paid will be fully refunded.

Please note that the time of cancellation is based on Croatian local time (CET; UTC+01:00). We appreciate your understanding and cooperation with our cancellation policy. If you have any questions or need further assistance, please don't hesitate to contact us.

PROPERTY USE:

• The villa is for residential use only. Events or parties are not allowed.

• Maximum occupancy is 10 guests. Additional guests may incur extra charges. People other than those in the Guest party set may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

• Smoking is not permitted indoors, and pets are not allowed unless otherwise agreed upon.

• There is weekly housekeeping service that includes complete cleaning of the house and change of linens and bath towels. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

• Use the gas and charcoal grills responsibly, ensuring adult supervision at all times. Never leave the grill unattended while in use, and refrain from disposing of inappropriate materials.

• The property operates on a well and septic system. While the septic system is highly efficient, it can clog if inappropriate materials are flushed. Please refrain from flushing anything other than toilet paper. Feminine products should never be flushed at any time.

• For the safety and enjoyment of all guests, please adhere to the following pool rules during your stay:

No diving or running around the pool area.
Children must be supervised by an adult at all times.
No glass containers or food allowed in the pool area.
Proper swim attire is required.
No pets allowed in the pool area.
Use of the pool is at your own risk.

LIABILITY:

Guests are responsible for any damages to the property caused by their actions or negligence. The property owner/management company is not liable for any accidents, injuries or illness that occur during the stay. They are also not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

DISCLAIMERS:

The description of the property and its amenities is provided in good faith but may be subject to change without notice. Guests assume all risks associated with the use of amenities such as swimming pools, hot tubs, or recreational facilities.

JURISDICTION:

This agreement shall be governed by and construed in accordance with the laws of the Republic of Croatia and any disputes arising hereunder shall be exclusively adjudicated by the competent court in Split.

MISCELLANEOUS:

Guests are expected to adhere to all rules and regulations outlined in the rental agreement and any additional guidelines provided by the property owner/management company.
